Terms of Service

These terms govern your use of ZillMX. Please read them before creating an account or publishing a listing.
1. Who we are
ZillMX is an online marketplace for long-term residential rentals in Los Cabos, Baja California Sur, Mexico. The details of the entity that operates it will be added to this section.
2. Definitions
"Platform" means the ZillMX website and related services. "Lister" means a property owner or manager who publishes a listing. "Renter" means a person browsing or inquiring about a listing. "Listing" means a property advertisement published on the Platform.
3. We are not a broker
ZillMX is an advertising platform. We do not represent either party to a lease, we do not act as a real estate broker or agent, we do not hold deposits or rent, and we do not provide legal, tax or immigration advice. Any lease is agreed directly between the Renter and the Lister.
4. Accounts
Accounts are created by email verification. You are responsible for keeping access to your email secure. One account per person. You must be at least 18 years old to create an account.
5. Listing rules
A listing must describe a real property that you own or are authorised to rent, for a term of one month or longer. Photos must be of the actual property. Pricing must be the price you will honour. Listings for nightly or vacation stays are not permitted.
6. Prohibited content
You may not publish content that is false or misleading, infringes anyone's rights, discriminates against any person, contains another party's personal data without consent, or promotes an unlawful transaction. We may remove any listing that breaches these terms.
7. Subscriptions and payment
Listing requires an active subscription, billed weekly in advance through our payment processor. Plans and prices are shown on our List your property page and may change with notice. Taxes are charged where applicable.
8. Cancellation
You may cancel at any time. Cancellation takes effect at the end of the current billing period, and your listings remain published until then.
9. Refunds
Weekly subscription fees are non-refundable once a period has begun, except where required by law or where we have failed to provide the service.
10. Limitation of liability
The Platform is provided as-is. To the fullest extent permitted by law, we are not liable for the accuracy of any listing, the conduct of any user, or any loss arising from a lease agreed through the Platform.
11. Governing law
The governing law and jurisdiction for these terms have not yet been set. This section will be completed before these terms are finalised.
12. Dispute resolution
We would rather resolve a problem directly, so please raise it with us first. Any dispute that cannot be resolved informally will be handled under the governing law set out above.
13. Changes to these terms
We may update these terms. The date at the top of this page always reflects the current version, and material changes will be announced on the Platform.
